This retaining wall that was constructed on site is not an approvable wall per City code. We do not allow retaining walls for the purpose of creating a flat yard in the hillside overlay. The approved hillside site plan also shows existing scrub oak that was to be saved (located outside the limit of disturbance). This scrub oak was removed and fill was brought in to create the flat yard that currently exists on site. To mitigate these issues the wall that was constructed on site will need to be removed and relocated to within 15 of the house. Also re-vegetation will be required due to the unapproved removal of the scrub oak on site. 9 shrubs and 1 tree will be required to be planted on site. The additional retaining walls shown at the front and sides of the house are acceptable. This amount of retaining wall at the front and side is standard for this neighborhood. Note: The hillside certification statement is a note to be placed and signed on the site plan page. This is a new procedure our office has implemented, so please note this change for future hillside site plan submittals.
