Fire Prevention - Plan Review Status

Plan review comments update every hour. Please allow sufficient time for new comments to load prior to contacting a plan reviewer.
 


We are in the process of transitioning to a new plan review and inspection database. As a result, the plan review and plan log status reports will change and may not be available for a period of time. Please be patient with us during this transition as we work hard to improve our processes and communication to our customers.

NOTE - THE NOTED DISAPPROVED ITEMS MAY NOT CONSTITUTE A COMPLETE LIST OF VIOLATIONS. THE DESIGNER IS TO CONDUCT A COMPLETE RE-REVIEW OF THE PLANS FOR ADDITIONAL VIOLATIONS OF THE STANDARD COMMENTS AND INCORRECT INFORMATION PRIOR TO RESUBMITTING.

 System plans must be picked up within 30 days. All system plans left longer than 30 days will be discarded as abandoned.

FYI(STANDARD COMMENT) REVIEWS: 2015 IFC 105.4.4 Colorado Springs Fire Department construction reviews are based upon information provided on the drawings and/or the attached reference material. Issues or features that are not presented within the construction documents are assumed to be complaint with applicable codes/standards. It is the responsibility of the building owner to ensure that minimum code requirements are met as established by the Authority Having Jurisdiction, whether or not the requirements are specifically indicated on the submitted construction documents. The CSFD has reviewed the submittal in accordance with the adopted fire code requirements, CSFD local amendments, City Code Standards, and applicable NFPA Standards. All plan review comments are subject to final on-site field inspections, and testing by the CSFD. Review and approval by the CSFD shall not relieve the applicant of the responsibility of compliance with the International Fire Code.

Disapproved*****(STANDARD COMMENT 19) DISAPPROVED COMMENTS The following information and/or corrections are needed prior to completing a full plan review. Please respond, in writing on letterhead, to each of the following comments: OUTSTANDING FROM PREVIOUS REVIEW: 1. WATER PLANS MUST BE APPROVED BY CSFD PRIOR TO OUR APPROVAL OF BUILDING PERIT PLANS 2. Elevators - I do not see where the 2-way communications system for the lobbies is provided. Please add documentation this is to be provided. I WAS NOT ABLE TO FIND IF ANYTHING WAS ADDED REGARDING ELEVATOR LANDING COMMUNICATIONS. NEW COMMENTS BASED ON NEW INFORMATION PROVIDED: A) Regarding egress width factor for stairs, the factor is noted to now indicate 0,3, eliminating the required voice system. However, the fire alarm section of your code information states a voice system will be installed, contrary to what your review response letter says. Please clarify. Also review the disapproved plans for additional written comments prior to submittal of new plans.

Disapproved*****(STANDARD COMMENT 19) DISAPPROVED COMMENTS The following information and/or corrections are needed prior to completing a full plan review. Please respond, in writing on letterhead, to each of the following comments: 1. Clarify whether a full 13 system or 13R system will be used for this building based on areas/heights/allowances in building code and RBD comments related to such. 2. Please acknowledge the impact of using a reduced egress width of 0.2 for stairs mandates a voice alarm system in this building in accordance with Section 1005 of the adopted IFC. 3. Stair details do not indicate standpipes - please verify standpipe locations (intermediate landings) and hose do not impede on required egress widths. 4. Elevators - I do not see where the 2-way communications system for the lobbies is provided. Please add documentation this is to be provided. Also review the disapproved plans for additional written comments prior to submittal of new plans.
