Fire Prevention - Plan Review Status

We are in the process of transitioning to a new plan review and inspection database. As a result, the plan review and plan log status reports will change and may not be available for a period of time. Please be patient with us during this transition as we work hard to improve our processes and communication to our customers.

NOTE - THE NOTED DISAPPROVED ITEMS MAY NOT CONSTITUTE A COMPLETE LIST OF VIOLATIONS. THE DESIGNER IS TO CONDUCT A COMPLETE RE-REVIEW OF THE PLANS FOR ADDITIONAL VIOLATIONS OF THE STANDARD COMMENTS AND INCORRECT INFORMATION PRIOR TO RESUBMITTING.

 System plans must be picked up within 30 days. All system plans left longer than 30 days will be discarded as abandoned.

FYI*****(STANDARD COMMENT) The fire sprinkler system is being installed by: Frontier Fire Protection CSFD does not allow any combustibles into a building until a sprinkler system has passed it's final acceptance test performed by CSFD Inspector's.
FYI*****ADDITIONAL FEES: This is our --3rd---, review of these plans. Any and all future plan submittals for this specific permit will have additional plan review fees charged to the project, as per the approved fee schedule.
FYI(STANDARD COMMENT) REVIEWS: Colorado Springs Fire Department construction reviews are based upon information provided on the drawings and/or the attached reference material. Issues or features that are not presented within the construction documents are assumed to be complaint with applicable codes/standards. It is the responsibility of the building owner to ensure that minimum code requirement are met as established by the Authority Having Jurisdiction, whether or not the requirements are specifically indicated on the submitted construction documents. The CSFD has reviewed the submittal in accordance with the fire code requirements of the adopted International Fire Code, CSFD local amendments, City Code Standards, and applicable NFPA Standards. All plan review comments are subject to final on-site field inspections, and testing by the CSFD. Review and approval by the CSFD shall not relieve the applicant of the responsibility of compliance with the International Fire Code. (105.4.4)

Disapproved*****(STANDARD COMMENT) DISAPPROVED COMMENTS The following information and/or corrections are needed prior to completing a full plan review. Please respond, in writing on letterhead, to each of the following comments: 1. B4 units dry side walls still over spaced add heads or use EC head. 2. L1.4 not reviewed. The trash chute is normally open and counts as communicating space. The associated heads must be calculated or density area used. 3. Calc L5.1 nodes do not match. Correct the discrepancy. 4. Calc L5.3 Nodes 502 and 503 are under flowing per SxL. 5. Node 57 appears on the first floor making it appear that there is only one dry valve for the entire parking garage. This exceeds the square footage for an Ordinary Hazard system. Calc L6 is disapproved. The no dry pipe system may be greater than 40,000 square feet. 6. Due to the nature of the parking garage the 150 hose lay cannot be met with only one set of hose valves. An additional hose valve is required in the other stair that terminates at the roof. 2015 IFC 905.4.3.6 and 2019-NFPA 14 7.3.2.7 7. Provide CSFD Plan review number on plans. 8. First floor light hazard calculations and Calcs L5.1, L5.2 9. Standpipe calculations have not been reviewed. 10. Review stopped. Also review the disapproved plans for additional written comments prior to submittal of new plans.

For Remote Area L1.4 if room design is being used note this and provide details on how the room meets the requirements for room design. 8. Remote Area 5.1 Node 901 does not appear on the plans. The plans and calculations must match and they do not. The plan and nodes need to be cleaned up and clearer. 9. Nodes 70, 74, and 76 are missing for Remote Areas L5.2 and L5.3 10. Remote Area L5.3 must have a minimum of 0.1 density which has not been provided for nodes 1303 and 1304. 11. The hydraulics have not been approved. 12. Standpipe elevation and riser do not meet the requirements of 2019 NFPA 14 8.1.5. Revise plans. 13. The hose valves are to be placed at the intermediate landings in the stairwells. 14. Nodes have not been provided for the standpipe system. 15. Hose valves are required on the roof for the stand pipe system. Show how this is being accomplished. 16. A complete review of the standpipe system could not be conducted with the information provided. Also review the disapproved plans for additional written comments prior to submittal of new plans.

Provide separate plans for each building and provide only the address and plan review number for each building on the plans. 2. Provide pipe sizing for all lengths of pipe. 3. Provide riser diagram for the sprinkler and standpipe systems. 4. Provide hydraulic nodes on riser diagrams. 5. Is there a fire pump for this building? The site plan references this. 6. Provide hydraulic information on the plans for all remote areas calculated. 7. Note all unsprinklered shaft spaces 8. Provide corridor calculations for the 5th floor. 9. Provide protection in the trash chutes 10. Residential heads are required to be 3' from ceiling fans. 11. Correct the address and project on the cut sheets. 12. Provide the cut sheets for the air maintenance device and the compressor. 13. The hydraulic calculations have not been reviewed. Provide a complete submittal. Also review the disapproved plans for additional written comments prior to submittal of new plans.
