Fire Prevention - Plan Review Status

We are in the process of transitioning to a new plan review and inspection database. As a result, the plan review and plan log status reports will change and may not be available for a period of time. Please be patient with us during this transition as we work hard to improve our processes and communication to our customers.

NOTE - THE NOTED DISAPPROVED ITEMS MAY NOT CONSTITUTE A COMPLETE LIST OF VIOLATIONS. THE DESIGNER IS TO CONDUCT A COMPLETE RE-REVIEW OF THE PLANS FOR ADDITIONAL VIOLATIONS OF THE STANDARD COMMENTS AND INCORRECT INFORMATION PRIOR TO RESUBMITTING.

 System plans must be picked up within 30 days. All system plans left longer than 30 days will be discarded as abandoned.

FYI(STANDARD COMMENT) LICENSED INSTALLER/SERVICE TECHNICIAN An On-Site Installer/Service Technician shall supervise all on-site work on any fire protection system. This On-Site Installer shall have a current Installer Certificate (RBD Wallet Card), on his/her person, while on the job site.
FYI(STANDARD COMMENT) CERTIFICATE OF INSTALLATION: It is the installer's responsibility to certify through this form that the system has been properly installed and tested. The form is to be filled out in its entirety PRIOR TO THE ARRIVAL OF THE FIRE INSPECTOR that is conducting the final inspection and/or the acceptance test of the system. FINAL INSPECITONS WILL NOT BE CONDUCTED WITHOUT THIS FORM BEING COMPLETED.
FYI*****(STANDARD COMMENT) SCHEDULING INSPECTIONS Please call 719-385-5982 Extension 2 to schedule all construction related inspection activities. Due to the dynamic nature of inspectors schedules, PLEASE call your inspection requests in with ample time to allow scheduling. When calling, please have your complete CSFD plan review number(s) ready for each inspection request. ( i.e. 2013-1234 - HS-1) The CSFD Approved sets of plans are to be on site for all inspections.
FYI(STANDARD COMMENT) PLAN REVIEW/PERMIT FEES All fire department fees are to be paid prior to issuance of any permits. These fees must be paid directly to the Colorado Springs Fire Department - Development Review Enterprise - at 2880 International Circle - Suite 200-7.
FYI(STANDARD COMMENT) AS-BUILT PLANS All deviations from approved plans shall be documented and submitted to CSFD for archival. Reviews will not be conducted on as-builts, as these field changes are often verified as compliant by the fire inspectors. All as-built plans shall be conspicuously marked as such. Any changes requiring approval prior to Final shall be submitted as a REVISION.
FYI(STANDARD COMMENT) REVIEWS: Colorado Springs Fire Department construction reviews are based upon information provided on the drawings and/or the attached reference material. Issues or features that are not presented within the construction documents are assumed to be complaint with applicable codes/standards. It is the responsibility of the building owner to ensure that minimum code requirement are met as established by the Authority Having Jurisdiction, whether of not the requirements are specifically indicated on the submitted construction documents. The CSFD has reviewed the submittal in accordance with the fire code requirements of the adopted International Fire Code, CSFD local amendments, City Code Standards, and applicable NFPA Standards. All plan review comments are subject to final on-site field inspections, and testing by the CSFD. Review and approval by the CSFD shall not relieve the applicant of the responsibility of compliance with the International Fire Code. (105.4.4)

Disapproved*****(STANDARD COMMENT) DISAPPROVED COMMENTS The following information and/or corrections are needed prior to completing a full plan review. Please respond, in writing on letterhead, to each of the following comments: 1. A complete review of the plans could not be conducted due to the lack of information provided. 2. Provide the code edition used. 3. Provide cut sheets for all components used as all components must approved by the manufacturer. 2017 NFPA 17 9.1.3 4. Provide the complete manual from the manufacturer for this system. 5. Provide evidence that the designer has been trained on this system. 2017 NFPA 10.1 6. Provide scalable drawing for this space. 2017 NFPA 10.2.1 7. Provide duct work on plans and show that it is not required to be protected by the special hazard system. 8. Provide current cut sheet for the notification appliance and that it meets the requirements per chapter 2 of 2017 NFPA 17. 9. Declare what type of system this is on the plans total flooding, local application, etc# 10. Provide room plans that meet 2017 NFPA 17 9.7. 11. Provide information on the hazard to be protected. 2017 NFPA 10.1.5 12. Provide statement that meets the requirements of 2017 NFPA 5.8.2.2 13. The full requirements of chapters 6 - 9 of 2017 NFPA 17 could not be evaluated due to lack of information provided. 14. A full review of the system cannot be conducted without the full manual from the manufacturer. 15. Provide an operational matrix for this system showing what activates what to include the duct work and any system appurtenances. 16. How is the bell powered? Is this an ignition point? 17. Provide the room plans and specifications per 2017 NFPA 9.7 18. Provide information that the requirements of 2017 NFPA 10.2.2. Also review the disapproved plans for additional written comments prior to submittal of new plans.
FYI(STANDARD COMMENT) CORRECTIONS All corrections and comments are to be submitted back to CSFD in writing, or provide submittal sheets/drawings, etc as requested, to complete the review. Corrections are not accepted over the phone, via fax, email or verbally.
